The long-term performance of any waterproofing system is determined by its material composition and its suitability for the specific environmental stresses it will face. Torch-On Bitumen Membrane Systems 

Torch-on bitumen membranes are widely regarded as one of the most resilient and dependable waterproofing options for flat concrete surfaces and low-pitch roof structures. 

  • Heavy-Duty Construction: These systems feature a polymer-modified bitumen sheet reinforced with a high-strength polyester core, offering a robust defense against physical wear. 
  • Thermal Welding Process: Using a high-temperature gas torch melts the membrane’s underside, creating a powerful, fully bonded, and welded seal to the primed substrate. 
  • Monolithic Barrier: The application results in a seamless, monolithic layer typically 3 to 4 millimetres thick, which provides exceptional resistance to hydrostatic pressure and mechanical damage. 
  • APP Modification: For the specific demands of the Wilderness coast, Atactic Polypropylene (APP) modified membranes are used because they offer a higher softening point and superior UV resistance. 
  • Structural Flexibility: The internal polyester reinforcement provides the necessary tensile strength and dimensional stability to accommodate natural structural movements without tearing or failing. 

The combination of high-grade APP modification and a reinforced polyester core makes this system an ideal choice for the extreme sun exposure and structural demands of coastal environments. 

Seam Integrity and Application 

The critical factor in a torch-on system’s success is the integrity of the seams. Each roll must overlap the next by a specified width, typically 100mm for side laps and 150mm for end laps. The torching process must create a consistent “bleed-out” of molten bitumen along the entire length of the seam, which is a visual confirmation of a successful weld. Improper heating results in cold joints, which are effectively open pathways for water ingress. Professional application is the only way to ensure every metre of seam is perfectly sealed. 

Seamless Liquid-Applied Membranes 

Seamless liquid-applied membranes offer a modern, versatile, and highly effective waterproofing solution, particularly for complex roofs with multiple protrusions, balconies, and terraces. Unlike sheet systems, these are applied as a liquid, curing to form a completely seamless, elastic, and fully-bonded membrane that mirrors the profile of the substrate perfectly. For coastal applications, we favour polyurethane or hybrid polyurea-based systems. These industrial-grade liquids offer a combination of extreme durability, high elasticity (often over 300%), and excellent chemical and UV resistance.  

The application is a multi-step process, starting with a substrate-specific primer to ensure maximum adhesion, followed by one or two base coats, often with a reinforcing geotextile embedded over cracks or joints, and finished with a UV-stable, aliphatic polyurethane topcoat. This topcoat is critical in the Garden Route as it prevents the system from chalking or degrading under intense sunlight. 

Control of Application Thickness 

The performance of a liquid membrane is directly related to its final dry film thickness. Manufacturers specify a minimum thickness, usually around 1.5 to 2 millimetres, to guarantee its waterproofing properties and lifespan. Achieving this consistently across a large area is a matter of technical skill. We use wet film thickness gauges during application to ensure the correct volume of material is applied per square metre.  

  • Torch-On Membrane: Best for large, open flat roofs; offers extreme durability and puncture resistance. Requires skilled, certified applicators. 
  • Seamless Liquid Polyurethane: Ideal for complex shapes, balconies, and over existing sound surfaces. Provides a seamless, elastic finish. 
  • Coastal-Resistant Coatings:  Used as a protective top layer over other systems or as a standalone roof paint. Must be acrylic-based with high UV-blocking pigments and anti-fungal additives.
